It’s time to focus on roof maintenance.
What does roof maintenance look like?
There’s a myth that roof maintenance simply requires a ladder, hammer, and someone to get up on the roof to check it out. These days, there’s so much more that goes into these complex systems that requires professional experience to catch discrepancies. Big things like missing tiles or puddling are easy to see but the little things that go unnoticed often cause the costliest fixes. It’s important to look out for these and to catch them fast before they become a problem.
Since timing is so imperative, we at Kodiak Roofing have developed a roof maintenance program to help ensure your roof is taken care of. Based on your commercial roof and its needs, we make a plan for inspections and repairs. Each visit comes with:
- Complete assessment of roof
- Inspect and clean drains of debris, re-secure drain fasteners if necessary. If drains are blocked below the roof line, the client will be advised
- Inspect all flashings at all penetrations and curbs, including pipes and skylights
- Inspect seams in the roof field and expansion joints
- Re-secure loose sheet metal roof flashings and reseal cracked or missing caulk joints
- Advise the client of any repairs exceeding the scope of this agreement
- Copy of Field Report or Formal Assessment with photographs to client
